The Property

• Atmosphere

The superb location of Cape Cod, right behind the dunes at Constantine, makes this a very special house and unforgettable place to stay. The house is clad in blue painted timber-style cladding giving it a New England feel, and the large spacious and very well furnished interior caters for large family groups very well.

The house is carpeted throughout and decorated in a stylish and yet very homely way. You never forget that you are so close to the ocean - while having the space to relax whether indoors, or out the back on the terrace or lawn.

• Sleeping

The master bedroom is located to the right at the top of the stairs. It is a large room, wood panelled throughout and with tremendous views across the golf course to Booby's Bay and Trevose Head through the floor to ceiling windows at the back of the room.

The large king-sized bed has a huge carved headboard, and the furniture and paintings compliment the room perfectly. It's a great place to relax and enjoy the view - a real luxury to have such a large room running the full width of the house.

The second bedroom is at the far end of the landing, painted in white with dramatic art on the walls. It is also a good-sized room, with a heavy wooden double bed while it does enjoy its own ensuite bathroom (with bath and shower over). The room also is furnished with a decorative mosaic wine table and chairs - perfect when the hubbub downstairs is too much for your coffee and paper.

The third bedroom is next door, also comfortably carpeted and with heavy wooden double bed. The fourth and fifth bedrooms have twin single beds - suitable for adults or children alike. All the upstairs bedrooms are well equipped and have a great atmosphere.

Downstairs, the 2nd living room is provided with an occasional sofa bed that can be made up on demand to allow the property to cater for up to 12.

• Bathrooms

Cape Cod also provides great bathrooms! The main one is found off the upstairs landing. Again a well-proportioned room, with the centre-piece being the large spa bath. There is also a large corner shower unit - complete with water jets and a powerful shower unit. The bathroom also has a basin, loo, bidet, tiled underfloor heating and a heated towel rail. The tiled-in bath TV with 'floating remote' may not be in operation!

The 2nd bedroom ensuite is also well-equipped. A good sized 2nd bath with powerful shower over and solid screen makes it a good very useable 2nd bathroom. While downstairs off the hallway, a large shower room is so useful when coming back from the beach or when the morning rush is on. There is a large walk-in shower unit, loo, basin, bidet and towel rail - another good spacious bathroom.

• Living and Dining

Cape Cod's hub and heart is its large entrance hall, off which double doors access the main sitting room, dining room and kitchen. It's a great space - with thick comfortable carpet making it the perfect place to 'pad' around - helping in the kitchen, watching some TV or just relaxing.

The main sitting room is a big room - furnished throughout in a warm and stylish way. Its centrepiece is the wood and slate inglenook fireplace, completed with a modern and very effective wood burner. It is equipped with 3 sofas, metal and wood occasional tables and a deep rug over thick carpet. There is also a large flat screen TV here, with Sky Sports and Movies. Patio doors lead out to the terrace at the back - opening up the room to the private garden outside.

The 'den', a second large living room is located off the utility room. It's perfect for getting away for some precious moments of quiet, or may be a great room for children to play games or watch TV on the 2nd wall mounted flat screen. It has its own external door out to the front of the property, along with a double sofa bed that can be made up on request. However you choose to use it, it is a very useful room.

The dining room is located through off the hall. It has a large dining table that can seat 12, as well as a serving hatch through to the kitchen. Its great for casual meals or more formal dinners.

There are also great options to eat outside on the terrace or in the fun bamboo Philippino dining hut. Or you can just eat your breakfast around the round table in the kitchen.

• Kitchen

The spacious and well-equipped kitchen is fitted throughout with oak units and has an oak breakfast table and chairs for 4. It has a tile floor, and is furnished with a double oven and separate integrated single oven, hob, sink and drainer, Miele dishwasher and freezer, larger larder fridge, under top small fridge, microwave, food processor and good quality cook and tableware. A good room to socialise in - and of course to prepare large family meals.

Through the kitchen is the utility room. It has further units and worktop, as well as the washing machine, tumble dryer and hanging space. The 2nd sitting room/snug is accessed from the utility.

• Facilities

The house has central heating throughout and plentiful piping hot water. There is wireless broadband and a telephone. There are 2 large flat screen TVs and a good hi-fi system. The TV in the main sitting room has Sky Sports and Sky MOvies installed - perfect if you should suffer a rainy afternoon!

Please note that Cape Cod will be further improved over the winter of 2011/2012. Some items of furniture may move or be changed for other equally high quality furnishings. Further photos will be available here as the work continues.

Outside

The private rear garden is a haven of calm with space for relaxation and games. The patio area has a table and benches that seats 6 and a barbecue. The lawned area is large enough for ball games, and contains the bamboo Philippino dining hut - a thatched wooden hut, covered but with open sides, and great for drinks and dining at any time of day.

At the front of the property, there is plenty of room for 4 cars to park on the block-paved shared driveway. The front of the property is set back from the beach road - as all with Cape Cod, right in the midst of all activity, but just back to remain peaceful and private.

Nearby

Cape Cod is less than 2 minute's walk from Constantine's huge sweep of sand and dunes. It is easy to walk the level path through the dunes to the beach - even laden with equipment for a fun-filled day ahead. While the house is always close enough to nip back for forgotten items, or for an impromptu and longer-than-expected lunch.

Constantine Bay is one of the finest beaches in Cornwall. Plenty of activity, but with space to get away from the crowds even in the height of summer. Treyarnon and Booby's Bay are also both easily walkable for variety. Surfing at Constantine is of course fantastic, and the beach is life-guarded throughout major holiday periods.

Walks are great in both directions – along Constantine or the dunes, across Booby's and up and around Trevose Head, to Mother Ivey’s and back. Or head south across the flat and stunning headland to Treyarnon and Porthcothan beyond.

Trevose Golf Course runs down the back of the property, and the club house is a 5-10 minute walk back up the beach road or along the path up from the dunes.

For shopping, St Merryn is nearby by car – or you can walk very easily up to Constantine Bay Stores along the beach in 5 minutes or so. The surf shop is next door for hire or sale of all surfing equipment or predictions for coming conditions. There are a number of restaurants in St Merryn – from take-away through good family cafes to very fine dining.

Padstow is close, for serious shopping, art shops/galleries and all manner of dining and food. Here you can also catch the ferry across to Rock and Polzeath or just take a boat trip.

But we suggest you try to stay put - hang up your car keys and spend a week in one of the best beach houses in Cornwall.
