Rosevean is one of the most dominant properties in Constantine Bay – a large and attractive house set in its own magical gardens of over an acre. Once inside the gates, you are very much in your own world – quiet and peaceful, with plenty of space both inside and out. There are 5 bedrooms, 2 living rooms, a huge trampoline, climbing frame and beautiful gardens all helping to enhance the experience. The house was refurbished in 2013 and is now very smart and comfortable throughout. Stripped wood floors, thick carpets, comfortable beds and linen, top quality appliances and plenty of fun touches make a stay at Rosevean very special. As it’s only a few minute’s walk to Trevose Golf Club and only a little longer down to the wonderful beach at Constantine Bay, Rosevean is one of the best situated houses in this fantastic and very popular North Cornwall area.
The bedrooms are all furnished with comfortable beds and mattresses, and have new carpet throughout. All rooms are beautifully decorated and enjoy smart details, such as the picture rail that runs through all the upstairs rooms. The master bedroom is on the 1st floor and faces south overlooking the front garden. Light pours in through the wide ‘bay’ window running along the far side of this large and spacious bedroom. It is decorated in pale blue, with thick and luxurious rusk-coloured carpet and a white painted king-size bed and bedside tables. Two large bedside lamps provide an elegant feel, and a large wardrobe and chest of drawers provide plenty of space for your clothes.
Across the landing is the 2nd king-size room upstairs – another well-sized room, but facing out the back of the house over the amazing gardens. The room is painted in cream with painted wood furniture and a pair of large bedside lamps.
Also leading from the landing are the two further upstairs rooms: the twin and bunk rooms. The twin room occupies the corner of the house overlooking the drive and main gates. It’s a dual aspect room, facing south and west, with plenty of light all day. There are two painted wood single beds, with the light blue, almost nautical theme, carried through from the paint choice, to curtains and scatter cushions. A fun-feeling room!
The final bedroom upstairs is the bunk room, with 2 full-sized wooden bunks and a large fitted cupboard. The bunks take up most of the bedroom space – a great den for the kids!
Downstairs, the king bedroom ensuite is found at the far end of the house, through the 2nd living room. It has its own ensuite shower room, and is a large and comfortable space. Bright pink-red curtains and scatter cushions give a bright feel to this bedroom – again a very light room with plenty of sunlight from its south-facing windows. The room is furnished with a large wooden king-sized bed, a painted wardrobe, chest of drawers and bedside tables. This bedroom is suitable for guests with restricted mobility - there is level access through an external door nearby, and level access through to the bedroom and ensuite.
There are plenty of bath, shower and cloakrooms at Rosevean. All are smart and function well. On the 1st floor, the family bathroom has a good-sized bath with shower over with shower curtain and a basin. Across the landing is a spacious shower-room with a large and powerful shower cubicle. There is also a loo and basin in here. Also off the landing is a separate cloakroom/loo.
Downstairs, there is a cloakroom located off the lobby area near the kitchen/utility, and the ensuite shower room – furnished with large shower cubicle, loo and basin.
- Living and Dining
Rosevean caters well for large groups of 2 or 3 families. The more formal sitting room is found to the left of the hall on entering the house. It is furnished with cream carpets, two large cream sofas and two large leather armchairs. This may often be the quieter space – perhaps to relax and read, or to watch TV or listen to music away from the crowds! There is a large 40 inch wall mounted TV, DVD player and Phillips Ipod dock/music player. There is also an external door here, leading down steps to the main terrace.
The 2nd living area is found through the kitchen and lobby/utility area at the other end of the house. Here there is a large multi-coloured sofa, a 2nd 40 inch TV, and the room also benefits from great views down across the gardens. This is likely to be the hub of the house.
The dining room is found off the hall, with the stripped oak flooring carried through. It has plenty of seating for the whole house, having a large Neptune dining table with 12 wooden chairs and a large sideboard. The bay window looks out over the drive and front garden.
The kitchen takes up the centre of the house and is furnished on three sides with wood cabinets. A good sized ceramic hob is backed with tiles, while opposite there is an integrated double oven. There is a full range of appliances – Siemens dishwasher, Krups Nespresso coffee machine, electric blender and whisk, microwave and electric cooker.
The lobby area is where the large American-style Samsung stainless steel fridge/freezer is located, just outside the kitchen. There is an external door here leading out to the lower terrace area. Off the lobby, there is a utility room with washing machine and dishwasher, as well as the downstairs cloakroom.
Rosevean has oil central heating throughout and a large hot water cylinder to provide plenty of hot water when needed. The house is equipped with Siemens dishwasher, washing machine and tumble dryer, two 40 inch TVs, Sky satellite system with Sky Entertainment Plus package, Fibre superfast broadband, DVD players, and Ipod docking system.
There is a travel-cot and 2 solid wood high chairs at the house - but please do let us know if you intend/need to use them. There are also stair-gates (removable) for top and bottom of the stairs - again please mention if you plan to use them. Rosevean is equipped throughout with children in mind, including plastic tableware and cups - and road-tested extensively by the owners’ young children.
Rosevean sits in its own wonderful and magical garden. The property is entered off a quiet lane running down to Trevose Golf Course, beneath the large and magnificent cedar tree that guards the entrance. A good sized drive leads to the front lawn and the path leading to the front door. A terrace runs round to the left of the house, providing views down to the well stocked and landscaped gardens. Lunch or evening supper can be served here, with large wooden table and chairs and a big round BBQ.
Venture further down into the garden and there are magnificent lawns and beds, stocked with shrubs and trees. There are benches and seats to stop a while and enjoy the peace – or for others, who still have energy after a day at the beach, there is a very large round trampoline (with safety net), a big ‘tree house’ climbing frame with swings and a enclosed ‘tunnel’ slide. The gardens continue right around the house with plenty of interesting trees and shrubs, as well as secret glades and hiding places – a great fun garden. There is also a shallow fish pond, with flowing water between 2 levels - it is permanently netted with high tension braided netting to ensure maximum safety and peace of mind.
Rosevean is located near the edge of Constantine but still close to Trevose Golf Club and the beach. Trevose is a few minute’s walk away, providing access to the most spectacular golf course, tennis and swimming as well as a thriving bar and restaurant available to all. The well-stocked Constantine Bay Stores is also minute’s walk away, with a range of quality goods that should allow you to avoid your car and the supermarket for quite a while on your stay. Constantine Bay surfshop next door will ensure you are well-informed and well-equipped to enjoy the wonderful beaches and surf on your doorstep – whether you wish to buy or rent your wetsuits and boards, or just have your first surf lesson.
The beach at Constantine can be reached down the beach road past the shops, or down a small footpath from the corner of the golf club and down along the edge of the golf course. The path emerges in the middle of the fantastic dunes at the centre of the beach after less than 10 minutes. Or if you fancy a change you can walk down to Treyarnon Bay, by walking through the campsite, it only takes a minute or 2 longer. While the other nearby beaches of Porthcothan, Harlyn, Trevone and Tregirls are all less than 10 minutes by car. St Merryn is the nearby bigger village providing pubs and shops, as well as a number of restaurants including Rafferty’s or the Cornish Arms for drinks and a good supper out. Padstow is only 10 minute’s drive away - with its array of boutique shops and eateries.

Wow – we have had such a great week at Rosevean, a couple of the girls even cried when we went as they didn’t want to go home.
