The Property

  • Atmosphere

Pensile House is a 6 bedroom 3 bathroom listed Georgian house on the edge of the very interesting South Cotswolds town of Nailsworth, while also giving access to wonderful countryside right from the house. The house was refurbished over 3 years from 2012, and now provides very luxurious and spacious accommodation for 12 guests. Inside the house, the main living space has been transformed into a huge open-plan area, with limestone floors, wood panelling, modern grey, cream and darker tones, and exciting spaces throughout. Sunlight floods the property through a huge kitchen roof-light and French doors, and into huge bay windows in both the dining and sitting rooms, allowing great views from this sunny south side across this sheltered and wooded valley.

You can enjoy formal dining round the extendable oak dining table while enjoying the original parquet floor and dramatic dark picture wall, breakfast relaxing by the French doors or on the terrace just outside, or coffee and drinks on bar stools round the central island – all in touch with the green and natural light from the outside. The main stairs rise from the hall up two floors to the top of the house, while the 6th bedroom has its own stairs at the far end of the house.

Come prepared to enjoy the garden! A natural spring-fed swimming pool dominates your view from the gravel drive – warmed to around 70-72 degrees F with no chemicals at all – or when the weather allows, enjoy a tennis match on the historic grass tennis court. All over the garden are terraces and grass banks – perfect for soaking up all the warmth and sun available. But the garden is really dominated by two fantastic trees – the Wellingtonia that towers over one of the paths down to the garden, and the intricate but no less impressive London Plane tree that watches over the drive. One of Gloucestershire’s finest small towns is just a short walk from the house, for coffee, lunch and shopping, while Minchinhampton and its fantastic Common are just a few minutes’ walk up the hill.

Pensile House Cottage and Pensile House Studio are situated just above the drive to Pensile House, and can be let alongside the main house (but Friday start dates) if more accommodation is required – allowing up to 16(or 18 with extra beds)  to stay, dependent on availability.

Please note: Some care is needed for all small children as the swimming pool and stream/pond are not covered or fenced off. The swimming pool is heated and is expected to be around the 72-76 degree Fahrenheit/22-25 degrees Centigrade for summer weeks. The grass tennis court will be prepared for use, but it would be affected by bad weather/rain (hard courts are available in Nailsworth as a fallback).

  • Sleeping

There are 6 bedrooms at Pensile House, all of a very good size, and full of period features and comfortable, attractive furnishings.  Taking the main staircase from the hall leads to the 1st floor landing, off which can be found the master bedroom and the 2nd super-king bedroom. The master bedroom is a large room, dominated by huge bay windows giving fantastic views across the wooded hillside opposite, and funnelling huge sunlight into this wonderful room. A fireplace makes another focal point to the room, and stripped pine corner cupboards are attractive and original. The king size bed is comfortable, with a thick pocket sprung mattress, and down duvet. There is a pine chest of drawers, a wardrobe, and two painted Neptune bedside tables and lamps. A large and rather special ensuite bath and shower room is accessed from the bedroom.

Across the landing, the 2nd bedroom is equally large, and has similar dramatic bay windows. The bed here is a huge super-king, and there is a large wardrobe and a chest of drawers.

There are three further bedrooms up on the 2nd floor. The stairs split – front and back, with two of the bedrooms being off the front landing. Both rooms are large – one with an antique 4ft 6in double metal bedstead and a dual aspect over the garden and up the drive; while the other has a painted metal 4ft 6in double bed and fitted cupboards. The main family bathroom and the 5th bedroom are towards the back of the house. The 5th bedroom has a wooden framed King bed. The room has large sash windows opening over the hillside behind, and East over the attached Victorian greenhouse.

The 6th bedroom is located on its own at the East end of the house, up a short set of stairs. It has lovely sunny views over the drive and of the large Plane tree outside, and has a super comfortable King size bed. It has a fitted wardrobe, and a chest of drawers, as well as two bedside tables, and a basin set into a Victorian wash stand.

  • Bathrooms

The family bathroom is located on the 2nd floor and is a large and elegant space. A huge roll top bath stands centre stage, positioned so you can enjoy the views outside while taking a soak – perfect! There is also a large shower cubicle, with full power shower (round waterfall head and separate hand-held head), a loo and basin. The floor is painted  boards, and the dark blue paintwork on the bath, round the airing cupboard and around the fireplace all serve to make the room very special indeed. There is also a small armchair – relax and chat while the kids or your partner is enjoying a bath!

On the 1st floor, the master ensuite is also a large room – here there are engineered oak floor boards, a 2nd roll top bath, and a huge walk-in open-ended shower cubicle. The loo and amazing basin are both of the highest quality, as are all the fittings. A sash window opens with views to the greenhouse and vegetable patch/vineyard beyond.

Downstairs is the 3rd shower room. The cloakroom for everyday use is also located here. This bathroom is smaller, but no less dramatic and interestingly furnished. The shower is a walk –in cubicle with black tiles, while the small hand basin and brass tap are attractive and fun.

  • Kitchen, Dining and Living

Pensile House boasts a large open-plan living area, split notionally between the kitchen area, snug, and breakfast room, as well as a separate dining room. There is a double sided wood-burner to cosy up to should the weather turn against you! Excellent lighting and a large island make this the favoured space for socialising.

The spacious Neptune kitchen has marble worktops and a 4 oven gas Aga. There is also a 2 flame gas hob. There is a double Belfast sink, and a separate large stainless steel sink – making clearing up and washing up of large pans a ‘breeze’! The kitchen is well equipped with aga, large American fridge freezer with filtered water and ice maker, Moccamaster percolator, Nutribullet, K-Mix, toaster and a dishwasher. There is a ‘smart’ flat screen TV in the snug – allowing you to keep in touch while cooking or socialising round the island.

The breakfast room is great for adhoc meals or to read the papers. It seats 5 or 6, and has large French doors out onto the terrace beyond. For more formal eating, just slip into the dining room, accessed from the breakfast room, or through either of the archways from the snug. The parquet floor, dark colours and huge bay windows make the room feel rather special. The table can extend to seat 12-13 with ease.

The parquet continues through the impressive hallway to the separate sitting room. This is a large room, very comfortably furnished with a large stone fireplace and interesting furnishings. The large flat screen TV is located above the fire and can be viewed by all in the room. A large wood-burner keeps the room toasty hot if the evenings get cool.

Please note - there is not a microwave at the property.

  • Facilities

Pensile House has full central heating powered by a water-source heat pump as well as a backup gas boiler. The wireless internet is very fast (Fibre to the house, running at over 100mbit/s download) and all/most mobile networks work all over the house and garden. The separate utility room at the East end of the house has a standalone washing machine and tumble dryer – both rather large.

The swimming pool outside is chlorine-free and is filled with constantly running spring water. In the summer, the heat pump can raise the water temperature from 12 deg C to around 22/25 degrees (about 72-76 degrees Fahrenheit). It may get warmer than this – but cannot be guaranteed. It may also be cooler than this, if the weather has been cool! But good to swim regardless of the weather!

The tennis court will be prepared and ready for use – but as a grass court, it cannot be used during or for a few hours after rain. The sunken large circular trampoline is available for use. There is also a roll-out table-tennis table that can be used on the drive in good weather.

NB Please do note that the swimming pool, and a small pond/stream system, are not safety-covered or fenced off. The garden is therefore not suitable for un-attended young children who cannot swim strongly. Please do consider this for your group before you book.

The cellar will be available for guest use.

The green house is open to view.

Outside

The drive and garden are pretty magnificent at Pensile House. The garden drops away below the drive, and rises up behind the house, providing a private domain for guests to enjoy. There are at least 3 terraces for relaxing – right by the kitchen, half-way down to the garden above the tennis court, and behind and above the house. There are also 2 outside dining tables – one on the kitchen terrace, and the other under the Plane tree on the drive.

The garden has many secret spots to enjoy and relax in, both for children and adults alike. The two large trees create a wonderful atmosphere, and the fun of the swimming pool, grass tennis court and trampoline fill the whole garden.

Nearby

Pensile House is in quite an amazing location – situated on the leafy edgy of the rather special Gloucestershire town of Nailsworth. The town itself can be walked to in under 5 minutes, while National Trust countryside can be accessed immediately from the house.

Walking is fantastic straight from the house – whether heading on the myriad of footpaths through Nailsworth, along Pensile Road towards Gatcombe and Minchinhampton beyond via a secret wooded valley, or up Scar Hill to Minchinhampton Common above. The whole area is amazing for walking and cycling.

Nailsworth itself is a very individual town, with restaurants, cafes, Hobbs House bakery, Williams deli and fishmonger, and many other independent and interesting book, antique and hardware shops. Nailsworth has a worthy reputation and was named as the 30th Best Place to Live in a recent Sunday Times article!

The Cotswolds as a whole are nearby – with Cirencester and Stroud being less than a 15 minute drive; while Bath, Cheltenham and Bristol are just 30-35 minutes away. The Cotswold towns of Bourton-On-The-Water and Stow–On-The Wold are just 40-45 minutes and very accessible.

We loved everything about this house and gardens, so much so we didn’t really leave. It was great for kids with swimming pool, tennis, trampoline, tree house etc. No complaints at all, loved every second.
