The Property
- Atmosphere
Carnavis Cottage is a very attractive modernised Cornish cottage near Porthcothan. It is a cosy and comfortable house perfect up to 6 guests. Decorated with plenty of thought and interest – different colours run through the house, making each room attractive and bright. Carnavis has the feel of a traditional semi-detached cottage that has been updated to provide a lovely place to take your holiday. French doors lead out of the kitchen onto the terrace and help connect the house with the garden, from the garden there is also quick and easy access to the field behind for dog walking and a children’s playground. A great place to be in the summer when a wonderful glow from the headland and cliffs to the west fills the house and garden in the evenings.
- Sleeping
Three bedrooms can be found on the 1st floor. The master bedroom has a dual aspect view out over the cliffs and along the lane towards Porthcothan, providing great light and a feeling of space. The room is well furnished with king size bed, 2 bedside tables and lamps, a chest of drawers, wardrobe and a wicker chair. A nice place to sit and relax on the deep wooden window sills and survey the views. There is also a hair dryer and a clock radio provided.
Next door a twin room is similarly furnished – the purple curtains and bed spreads giving an opulent air. This room also dual aspect, with views that are mesmerising at different times of day. The 3rd bedroom now has a small 4ft wide double bed (previously bunks) - its suitable for 2 younger children, or 1 adult. Or cosy for a couple!
- Bathrooms
The family bathroom can be found upstairs, a spacious room, with bath and standalone large rectangular shower cubicle, and a heated towel rail. Downstairs, off the kitchen and by the backdoor, are the downstairs cloakroom and a big walk-in wet room. Perfect for showering off when returning from the beach, coast path or golf course.
- Living
The sitting room makes up the heart of the downstairs and is comfortable and well presented. Two 3-seater leather sofas provide comfort, while a large flat-screen TV and gas-fired ‘wood’ burner set the ambiance.
Next door, and your first room on arrival, is the conservatory. Furnished with sofas and a small bistro table set for coffee or drinks, it is perfect to enjoy the evening glow, while perhaps protected from the colder evenings.
- Kitchen and Dining
The kitchen is well furnished with glossy appliances and theme. A large black Bosch fridge-freezer dominates the room and provides plenty of space for your groceries for the week. A gas hob, microwave, 4 slot toaster, space-saver dishwasher and washing machine ensure you have all you need. The kitchen can be easily opened up to the terrace and garden outside through wide French doors.
For dining, the kitchen has a table and chairs for 6. Or you can eat outside on the terrace using the garden furniture. Both options are easy and attractive.
- Facilities
Carnavis Cottage is heated throughout with gas central heating, and provides a dishwasher and washing machine. There is a washing line in the back garden for drying clothes. There is a large flat screen TV in the sitting room and a small stereo system. Dogs are welcome at Carnavis Cottage and there is a perfect bed area for dogs by the back door off the kitchen.
Outside
The block paving extends right the way round the front of the property and round to the back at the terrace. The terrace has a low surrounding wall separating it from the lawned garden behind.There is garden furniture and a BBQ as well as a solid wood bench.
At the back of the garden, a pedestrian gate provides access to the field behind – where guests are allowed to walk and exercise their dogs. To the far side of the field (and not intrusive at all!) is the fenced-in playground associated with Carnevas campsite – again guests at Carnavis are welcome to use this facility.
To the front of the property, a wall and hedge provides cover from the back lane between Treyarnon and Porthcothan which is where Carnavis is situated. This lane is the local beach road between Treyarnon and Porthcothan, and not the main thoroughfare from Padstow/St Merryn on to Newquay. There is a bench provided at the front of the house, perfect for warm evenings and quiet mornings. And if you do need any help, the owners, John and Jane, are often available, living next door and very happy to provide information or assistance.
Nearby
Carnavis is very well situated for both Porthcothan and Treyarnon beaches. A footpath almost opposite the house leads you straight out onto one of the most beautiful parts of the headland and coastal path. For Porthcothan beach, you can join a little further down the lane, opposite Berryfields, and then lead down the headland to the top of the beach – or just walk on down the road. Porthcothan beach is not so well known as a couple of other local beaches, but it is one of the most beautiful, particularly at low tide when the rocks and caves are spectacular. Surfing here is good and reliable. If taking plenty of beach gear, you may wish to drive - there is a car park behind the beach at Porthcothan. The walk to Treyarnon is a little further but not out of the question – either along the coast path, or along the lane before turning left to reach the beautiful Trethias or south side of the bay.
The Jolly Roger bar at Carnevas campsite serves food outside or to take away. The Porthcothan Stores can be found at the back of the beach, and is open 365 days of the year for newspapers, milk and local supplied. Beyond this, St Merryn is only 5 minutes drive away, while the boutiques, food shops and restaurants of Padstow are all less than 10 minutes drive away, or conveniently you can also take the bus from the end of the lane.

Carnavis cottage was absolutely brilliant, couldn’t fault it, exactly what we wanted, it is maintained and modernised to a very high standard, 11/10. Raintree house holidays, service also excellent 11/10.

We had a great holiday the house was perfect for 2 grandparents, 2 small grandchildren and Mum and Dad. The property was very clean and had everything we needed and more. The best thing was being able to walk to the beach.
The service from Raintree was friendly and helpful and we would use you again next time we visit Cornwall.
