The Property
't Sandt (meaning the Sands) is in an enviable location, raised up above Porthcothan Bay in its own lovely grounds, with a fantastic sun room at the front looking directly out over the sea. It is just a few minutes’ walk from the beach and has been lovingly looked after over the years and offers a comfortable, easy spot in which to relax and enjoy the area. The beach at Porthcothan, shop/cafe and pub are all within easy walking distance. It is also ideally positioned for walking the nearby coastal path with Trescore Island, Diggorys and Bedruthan Steps to explore to the South and Treyarnon & Constantine Bays to the North.
Sleeping
There are 3 bedrooms in total at t’Sandt, two to the back of the property and one to the front benefitting from sea views. The first bedroom to the right as you walk in the front door is a twin room or optional super king with dual aspect windows looking out over Porthcothan Bay. It is simply decorated and has pieces of antique furniture. There is a built in wardrobe here as well as a chest of drawers for clothes storage. At the back of the house is the double room, looking out over the lovely garden to the rear of the property. In this room there is a chest of drawers and hangers on the back of the door. The third and final bedroom is next door to the double room at the back of the house and is a spacious single. There is also an optional truckle bed here which can be made up on request. Here you will find a chest of drawers, one bedside table and hangers on the back of the door.
Bathrooms
There are two bathrooms at 't Sandt. The first has a bath with an overhead shower, basin and loo and the other is a wet room with raindrop shower and separate shower attachment, loo and basin. Both are tiled in vibrant blue and white tiles and are modern and clean.
Kitchen and Dining
The large kitchen provides enough space for everyone to sit down and enjoy a family meal together. The kitchen is modern and well equipped with pretty tiled walls. It is complete with a large electric cooker with ceramic hob, slim line dishwasher, washing machine, large fridge freezer and microwave. There is also a charming, original, walk in Pantry, ideal for storing your groceries.
Living
The living room is in the centre of the house and has a cosy feel. It has two leather chesterfield style sofas and an open fire for those chilly evenings. There is also a corner seat in the window to simply sit and enjoy the view. There are also pictures of the house as it was in times gone by and in its previous life as a tea rooms. There is a flat screen TV, DVD player, video and radio with iPod dock in this room as well as a good selection of holiday reads - perfect for enjoying by the open fire.
The living room leads on to the lovely sun room at the front of the house, perfect for sitting and watching the ever changing seascape and enjoying the sunshine and views in comfort on the rattan arm chairs. There is a table and chairs out here to enjoy a spot of lunch too.
Facilities
There is a washing machine, microwave, slimline dishwasher, large fridge freezer, electric hob and oven in the kitchen. There is wireless broadband and land line telephone.
Outside
't Sandt is encircled by a lovely lawned garden with a paved seating area to the front with a large table and chairs and a bench, perfect for BBQing, and a picnic bench to the rear. There is a sweeping driveway leading up to the house with lovely coastal planting in the raised bed all along the left hand side and enough parking for 2/3 cars in the turning circle at the end.
Access to the beach is easy through the small wooden gate which leads on to the private road in front.
There is a shed in the garden housing the BBQ and some surfboards and windbreaks for guests use and a very useful outdoor shower to the back of the house, perfect for washing off the sand after a busy day on the beach.
Nearby
't Sandt is located off the main road to the right just after the main beach turning. The beach is a short walk along the lane and down the road. Porthcothan Stores supplies papers, milk and bread every day in season and is located on the path from the road through to the beach. Up the hill on the other side (Padstow-side) is the Tredrea pub, providing a convenient spot for refreshment, with super views down over the bay from its large sunny terrace.
The beach at Porthcothan is particularly special. At low tide, the beach opens out with huge rock pillars, caves and pools. It is great to explore! It is also very good for swimming and surfing. Around the south headland, can be found the Trescore Islands, wonderful for swimming in the shallow lagoon and more like the Med in good weather. Good walking can be found further south, towards the fascinating rocky inlet of Porthmear and on to Park Head, Bedruthan Steps and Mawgan Porth. To the north, the walk along the headland to Treyarnon is particularly beautiful.
Newquay Airport is only 10 minutes away. A little closer at Mawgan Porth is a small cluster of beachside shops/cafes and restaurants, while St Merryn is the nearby village which provides pubs and shops, as well as a number of restaurants. Padstow is also within easy reach for shopping and dining, only 10 minutes by car to the north.

T’Sandt is brilliant and as we see all the old cottages on the cliff converted to huge homes we hope t’Sandt stays the wonderful cottage it is. Thank you for the tea, coffee, biscuits (my absolute favourite and sadly can’t find in the shops). Always great after a long drive.

We thought Treyarnon couldn’t be beaten but there is some serious competition from Porthcothan we now find!..

We really enjoyed our time in t Sandt and loved its proximity to the sea and very well kept and spacious garden. The conservatory was fab as it was pretty windy while we were there so we could sit in the warm and enjoy the view. The outside hot shower is brilliant for washing off sand and salt from the beach before you go into the house . ..a great idea

We had such a wonderful time at ‘t Sandt, what a lovely cottage & gardens and what a fabulous view! We could see it must have been a brilliant spot for a tea room in the past (great historical photos in the lounge). Perfect for relaxing and for days on the beach, and Porthcothan is a great beach, and we enjoyed all sorts of lovely refreshments from the friendly Bay Stores.
