The Property

  • Atmosphere

Warnecliffe is a carefully and beautifully renovated red brick house just up from the beach at increasingly fashionable Trevone. It has been furnished with high quality features throughout and exudes a real sense of class and style while retaining many of the original features of this good-sized house.

The ground floor is dominated by the large kitchen dining room, and the big open-plan living room. The kitchen is modern with marble worktops and stunning slate floors – a theme running through the whole house - with large folding doors out onto the terrace and garden. Bedrooms retain real character and style, all enjoying natural sea grass flooring upstairs, while bathrooms are largely dressed in dark slate shades – modern and stylish.

The house and the Beach Loft annexe allow Warnecliffe to sleep 14 in real comfort and style – all just a short walk down to the great beach at Trevone.

  • Sleeping and Bathrooms

Warnecliffe has 5 bedrooms in the main house and 1 studio bedroom in the Beach Loft if required (at an extra charge). The master bedroom is found upstairs – a lovely king size white-painted iron framed bed, pine chest of drawers and attractive wooden fire surround. The main feature of the room though is the large picture window, giving views, straight from your bed, down over Trevone to the sea. The view changes with the weather and time of day. The sea grass flooring is rather luxurious. There is a Roberts radio for a selection of atmospheric Radio 4 (or whatever you fancy!), while hanging space is provided by a sturdy hook and wooden hangers on the back of the door.

Next door, is the 2nd double room – another antique painted iron double bed (4ft 6in) and views down towards the sea. Again there is an antique pine chest of drawers. The third bedroom upstairs is a twin room – very nicely furnished as well with antique style and comfort, and 2 iron single bedsteads.

The upstairs shower room is also located from the landing – a very smart room, with multi-coloured riven slate tiles on floor and walls, with a good shower cubicle and powerful shower, loo, basin and heated towel rail. The landing and stairs are furnished with rather fetching striped wool carpets.

The other 2 bedrooms in the main house are located downstairs, both off the back hall leading from the sitting room. First on the right, is the bunk room – a well-sized room with 2 sets of bunk beds and a great fun ‘dormitory’ for children. The room has stripped wooden floors, and a bright aspect out over the well-stocked borders to the quiet lane beyond. Next door, is the 3rd large bedroom – furnished with a painted wood double bed, matching and dramatic bedside lamps, an antique chest of drawers and elegant art on the walls. Hanging space is provided by a fitted wooden cupboard and views are across the private lawn outside. This room particularly has a calm and charming feel.

Next door is the family bathroom – again decorated with natural slate floor and walls, and including a fitted bath and shower cubicle with high quality shower unit. There is also a loo , basin and heated towel rail. There is also a 3rd shower room located off the front hall by the front door – a slate wrapped wet room, ideal for showering off after a day at the beach. It, again, is of high quality. There is a separate cloakroom across the hall.

  • Kitchen and Dining

Warnecliffe has a lovely, spacious kitchen/dining room. The floors are natural slate, warmed by very effective underfloor heating. There is a good run of marble worktop, topping a gas oven and 4 burner hob, and also incorporating the one and a half steel sink and dishwasher within a pier running out into the room in front of the folding doors to the garden.

The units are painted wood, with classic metal cup handles. There are also a good number of wall mounted units and a huge floor-to-ceiling cupboard that holds the fridge/freezer and much of the table and glassware.

The dining table is located at one end of the kitchen, tucked behind a pillar, with 3 sides of built-in benched, all furnished with thick seat cushions and plenty of scatter cushions. Three small metal pendant lights provide lighting down onto the table, while attractive and interesting paintings make the whole space eclectic and rather special. It’s a great space for large family meals, but also will be quite a hub for discussion and general socializing.

The front door leads into the kitchen via a short hall area, with the wet-room shower room on one side, and a cloakroom on the other. In warm weather the folding doors open up half of one side of the kitchen to the terrace and garden beyond – just perfect. At the far end, the room then opens up through into the large and very interesting sitting room.

  • Living

The sitting room is a very large room, dominated on the far wall by a most dramatic painting of some of the caves on the beach at Porthcothan. It lights the whole room, and really sets a tone of quality and luxury. A hall table with 2 elegant iron lamps, backed by a large sofa provides a point of separation into the room. Elegant Chesterfield sofas, leather armchairs, floor to ceiling mirror, and a wrought iron wine rack all add to the atmosphere. The wooden floors are largely covered with a rug, and French doors open out, down steps, to a private and secluded area of the garden. A rather understated flat screen TV is subtly located on the wall, and a couple of bean bags ensure there is always plenty of seating. A great room for a drinks party, or an evening watching TV by the wood burner!

  • Facilities

Warnecliffe has gas central heating throughout including cosy underfloor heating in the kitchen/dining room. There is wireless broadband, one flat screen TV and an Ipod dock stereo. The kitchen has a large fridge, with a smallish freezer compartment at the top and a Nespresso coffee machine. There is a washer/dryer and of course a dishwasher located in the kitchen.

The Beach Loft

The Beach Loft is a separate comfortable annexe located across the garden/drive from the main house.  It also is constructed of red brick, but with timber cladding to the upper levels, painted in Heritage Green. It is included in the standard rental along with the main house during High, Mid-High, Easter, and Christmas weeks, optionally during lower season weeks, separately (when the main house is empty in low seasons or last minute), or sometimes at the same time and with agreement by separate guests in the main house.

Downstairs there is the small kitchen and dining area, as well as the bathroom, before you head up the stairs to the bedroom. The floors are slate, and the cabinets and worktop are the same high quality as in the main house – granite and painted wood. There is an oven and electric hob with a stainless steel extractor over. There is a tumble dryer, but no washing machine – good for drying towels and swimming costumes when needed. For eating, there is a wall mounted wood table – just ideal for 2.

The bathroom is all slate with a large shower cubicle, loo, towel rail and basin.

Upstairs, stripped wood floors, tongue-and-groove painted ceiling and a colourful striped rug all make for a fun and smart atmosphere. There are deck chairs to relax in, and a king sized bed all complementing the sense of a comfortable holiday apartment. There is a small flat screen TV – a perfect hideaway!

Outside

Warnecliffe benefits from a large flat lawn at the back of the house, with alarge paved area for alfresco dining – all accessed easily through the folding doors from the kitchen of the main house. The garden runs right round the house – providing more secluded areas and well stocked borders, perfect for an afternoon’s relaxation reading a book perhaps while everyone else has headed off to the beach or to play golf.

There is a garage store for guests to use if needed.

Nearby

Warnecliffe is located on a quiet No Through lane in Trevone, The Close, a right hand turning off the beach road, just after the 'kink' in the road and just before the final run down to the beach.

It’s an easy walk down for all ages, and perfectly close enough to nip home for lunch. Alongside the main sandy beach, is the rather wonderful Newtrain beach with its rock pools and natural swimming pool. There are deserted beaches a little further along and then it is just a short walk on to Harlyn Bay. Heading the other way, you can walk to Padstow - quite a long 2 hours + via the coastpath, or a shorter walk cutting across the headland. On the headland/coastpath, you will pass the large blow-hole above Trevone, and can walk on a further 10-15 minutes to possbly spy the 'smugglers passage' - take care!

The Beach Loft is included for High, Mid-High, Easter and Christmas weeks.

For other lower season weeks, the Beach Loft can be booked as additional accommodation for guests taking the main house at the following rates:

Mid - £200 per week

Mid-Low - £175 per week

Low - £150 per week

At Mid-Low and Low seasons, or 'Last Minute' the Beach Loft can be let separately from the main house. The following prices would apply:

High - £650 per week

Mid-High - £525 per week
