The Property

  • Atmosphere

Tresillian has been extensively refurbished and extended this year and last to provide a huge property that is stylish, well equipped, and perfectly designed for large groups of family or friends. The house is painted largely white throughout, allowing the fantastic colours of sea, sky and garden to fill every room.

The property is split into two. The main and original house is well presented, with four bedrooms, a fifth small bedroom, 2 bathrooms, a conservatory dining room, with large sliding doors out to a sunny and sheltered terrace with large wooden table and chairs. The upstairs rooms both have balconies for enjoying the views across the small community of Harlyn to the beach and sea.

The second part of Tresillian is formed from the huge space above the triple garage and into a two storey extension. One enormous twin is found in the first floor room - also enjoying a balcony. The second twin must be accessed through this room and the adjoining bathroom – making this whole first floor area suitable for a second family. Accessed separately downstairs, there is a large utility area and a great new double height sitting room with large flat screen TV and comfortable sofas.

  • Sleeping

The two double bedrooms dominate the first floor of the main house, both immaculately presented with super king size beds and headboards, crisp white cotton sheets and their own private balconies. The balconies are accessed through glass sliding doors, with views across the expansive front garden to the beach and sea. Accessed through one of the doubles can be found the small single room – ideal for a small child. Downstairs are the two twin rooms, both equipped with wooden single beds and bright curtains.

Next door, two twin bedrooms are located – one huge with sliding doors and private balcony. The other twin, under the eaves, and accessed through the first twin and the bathroom, is a pleasant room with two good quality single beds. Please note that the shower room in the annexe (not the bath room!) is accessed by walking through the garage downstairs.

  • Bathrooms

Upstairs can be found the main bathroom with bath/shower attachment, loo and basin. There is also the shower room, accessed off the hall, with shower, loo and basin. In the annexe, there is a large bathroom with hand held shower, basin and views! Downstairs is a beautiful shower room, accessed from the downstairs annexe living areas and garage.

  • Living and Dining

Tresillian really lends itself to large groups of friends or family. The large sitting room is dual aspect, with views across the front garden to the sea on one side, and through the conservatory to the back garden and fields beyond. The room is equipped with comfortable seating, flat screen television, dvd and stereo. The conservatory dining room opens off one end of the room, with a large dining table and seating for 12. The flooring is black slate and large glass floor-to-ceiling doors open out to the ‘sun-trap’ south-west terrace at the back of the house.

The second sitting room is found the other side of the terrace – with full width French windows opening into a full height room. There are large sofas, wall mounted flat screen TV – a great room to get away, or perhaps for teenagers to have their own space. All the living space in the annexe is now furbished with grey slate flooring with underfloor heating - very cosy and smart.

  • Kitchen

The kitchen is well furnished with plenty of cupboard space, electric hob and oven, dishwasher, double sinks and a washing machine in the back hall. There is a breakfast bar in the centre of the room – and plenty of well-thumbed recipe books for you to experiment with. There is plenty of quality table and cookware as well as a retro Roberts radio. The windows overlook the sunny terrace outside. In the annexe utility are a full size fridge and separate full size freezer.

  • Facilities

Tresillian is equipped with wireless broadband. The property is fully and comprehensively centrally heated. The new utility room beyond the garage houses the washing machine and tumble-dryer, as well as a large sink and draining board. Any washing can be kept well away from everyday activities.


The back terrace is perfect for entertaining at any time, with a large wooden table and chairs, barbecue and a swing seat. Bright plants and flowers surround the terrace, itself surrounded by open fields. The second living room opens out onto lawn leading to the terrace – further making this sheltered area wonderful for evening barbecues and get-togethers.

The garden extends right round both sides of the house, with many separate secret areas between hedges and shrubs making the garden fun and interesting particularly for children. The front garden is very large, extending right down the side of the long private drive, with mature plants and flowers dominating throughout. Wooden gates at the entrance to the property ensure your complete privacy and the security of children and dogs. There is ample parking for 4 or more cars.

A large garage can be used by guests to store golf clubs, surf boards or bikes. A table tennis table is set up here , as well as a second overflow fridge and large upright freezer.


Tresillian lies right of the road running down through Harlyn, with a double splayed entrance and large wooden gates. And yet, the beach is so close - a short walk across the road, along Sandy Lane to the end, over a stile, down a well-worn footpath and straight onto the middle of Harlyn beach. Harlyn beach is one of the best family beaches around – very long with plenty of sand even at high tide. The beach car park is at one end of the beach, and many do not make it further than the 1st half of the beach. From where the footpath ends in steps down to the beach, the beach is absolutely magnificent – with fantastic rock formations and small caves and overhangs to sunbathe and relax. When the sun is out and the air is warm, this end of Harlyn really feels almost tropical.

Alternatively, you can walk down the road in a few minutes to the small bridge, and onto the beach here by the car park. Here you can hire surf boards and book surf lessons. Harlyn is well renowned for surfing – being protected from the prevailing winds and yet still picking up plenty of waves. It’s a perfect place to learn, and you will find that many surf schools do most of their training here.

The Harlyn Inn can be found just behind the beach down by the bridge – providing refreshments and pub food every day of the week. There are also pool tables here. In the same building, there is a beach shop and take away. There is also a take-away van in the car park up on the headland during high season – good for energy after being in the sea!

For shopping, St Merryn is minutes away, or Padstow itself is nearby. Five minutes drive will get you to the supermarket, or down into the town for boutique fun and dining from pasty to gourmet – and everything in between.
